LIVERMORE — A proposed project would demolish a group of 70-year-old rental units on the south side of College Avenue and create new townhouses. The City Council on Monday will consider a plan to redevelop the 38,000-square-foot site west of the Tokay Common condominiums. If approved, seven bungalow-style units dating to the 1930s would be torn down and replaced with seven two-story residences on individual lots, according to staff reports.Because the rental buildings proposed for demolition are more than 50 years old, special approval from the city’s historic preservation commission was required, said Livermore Senior Planner Scott Lee.”They were kind of dated and the (commission) concluded they were not historically significant enough to preserve,” he said.Neighbors have generally shown support for the project, which the Planning Commission unanimously approved Feb. 2. Two speakers at that meeting said they thought it would help enhance the neighborhood.Only one of the proposed units would face College Avenue. That 1,733-square foot residence would be designed as a detached house in order to “increase the impression of a single-family residential character of the neighborhood,” according to staff reports. The six remaining units, all 1,973 square feet each, would be attached in pairs. Each would include a private driveway and two-car garage.A private road off College Avenue would provide access to the Advertisementdevelopment, which would also include a 7,195-square-foot open-space area in the rear.In addition to providing emergency-vehicle access, the common space would feature a children’s play structure, a bench, a trellis and landscaping.
